Escrow and Closing Costs
When an offer is accepted the earnest money is set in escrow with the title company. Upon closing the funds are then transferred toward your purchase. It is common practice that a Title company handles the closing process. Following many required laws the Title company will receive documentation from real estate agents and Mortgage lenders and process the transaction to close including performing a title search for unknown liens. Closing Cost fees vary from each company but are often very close. Since it is common practice that the seller pays for title insurance so that way the buyer is comfortable in knowing you have all claims against the property paid at the time of closing you will often get to pick the title company of your choice.
